What is the Lifespan of Different Types of Commercial Roofs

We all want a roof that lasts a lifetime. But how can you be sure that your investment is going to yield long-term results? Commercial roof longevity is subject to myriad factors, but there are products and materials you can work with that go some way toward ensuring long-lasting quality. From metal to asphalt; from EPDM to TPO, roof lifespans can vary significantly. In this blog, we’ll talk about the average lifespan of a commercial roof and how the kind of roof you choose for your facility goes a long way toward determining longevity.

What Are Some Examples of Common Roofing Systems?

There are so many options out there—how do you know which one is right for you? Different types of roofs offer different benefits, as covered in one of our previous blog posts about choosing a roofing solution for your commercial building. We’re going to talk more about each one’s specific lifespan, and how long you can expect it to perform at the right level.

TPO (Thermoplastic Oflefin)

Although their lifespan is typically estimated anywhere from 10-20 years, TPO roofs can actually last closer to 20-30 with proper maintenance from a qualified technician. New technological developments allow TPO roofs to veer ever closer to that 30-year mark.

EPDM (Ethylene Propylene Diene Monomer)

EPDM’s rubber membrane composition offer a slightly higher lifespan at 20-30 years (even if it’s not maintained quite as diligently as TPO). Typically installed on large buildings with flat roofs, EPDM offers exceptional durability and can stand up to heavier, more intense conditions admirably.

Metal Roofs

If you’re looking for something that offers close to a lifetime guarantee, metal roofs are what you need. They work cohesively with steep-slope roofs and can perform at a high level for years to come as long as you have a sound, reliable maintenance schedule in place. This could include anything from component replacements to simple repairs; all that matters is that you’re taking care of issues before they spiral out of control.

Asphalt

Asphalt is different from the others in that its durability depends on whether you’re installing a low-slope or steep-sloped roof. The former lasts generally between 15-20 years, while the latter can last from 20-40 years. The most important thing to consider (beyond the aforementioned maintenance schedule) is the quality of shingles your contractor uses during installation and repairs.

Which Roof is Right for You?

As we covered in a previous blog, finding the right roof for your building is contingent on a number of factors. What’s the weather like in your region?
